Setting the Right Price

Now that you have prepared your Trumbull County Ohio real estate home for spring selling and have selected your REALTOR®, it is time to come to agreement on the best possible list price.  Especially in today´s real estate market, correct pricing is very important.  Homes that are listed too high are more apt to sit and languish on the market.  

Most home owners have considerable difficulty figuring out the best price to list their home at for many of the reasons below:

  1. They have trouble seeing their property objectively.
  2. They want to bring in the price they need to move on to their next purchase. 
  3. Listening to friends and relatives who think they have become real estate experts because they have bought or sold one or two homes in their lifetimes... some even decades ago. 
  4. They do not realize that a home down the street may have sold for a high price because some of the buyer´s closing costs were figured into the final sale price.  This situation causes the selling price to appear higher than it actually was.

Owners of Trumbull County Ohio real estate must learn to abandon their personal point of view.  They must consider how buyers will look at their home and neighborhood.  Buyers do not care what sellers paid for the home, how much money they need as the down payment on their next home, how much time and effort they put in the updates or maintenance, etc. 

What buyers do care about is how the home presents itself.  Buyers will compare the condition and price to other homes in the neighborhood which are on the market, and then they make their offer accordingly. 

Though sellers love to include regular maintenance costs as retrievable in selling their home, those costs should not be included.  They are simply common upkeep items which owners must do to keep their home in acceptable condition for their own living purposes.  Replacing a hot water heater because it died will not normally bring an extra $300 on the purchase price of a home.  When buyers compare two homes in the same price range, they will generally make an offer on the one with the most improvements in the same price range.  Buyers expect a working hot water tank and other appliances in the home.  If any are on its last leg, buyers will assume they will have to replace it quickly, and thus factor that into their offer price. 

The single most important element in the sale of a home is the price.  When a home is for sale and the market is good, (i.e. interest rates are low, unemployment is low) if the price is too high, the home will sit there for a long period of time.  Why?  The price!  Somehow the price, the condition, the location do not correlate.  Often sellers will hop from one Trumbull County Ohio REALTOR® to another thinking the magic is in the agent.  Not!  The magic is in the price as it relates to its condition and location.
