Staging Your Home - Part I
Most folks in our area do not realize there is a definite technique used in competitive real estate markets to make homes sell more quickly. This is called "staging the home," and it means creating an atmosphere which requires planning and time. The difference between a buyer today and a buyer in the past is that today´s consumer is more sophisticated, better educated and feels no obligation or urgency to buy in many cases.
The seller must attempt to create an emotional bond between the buyer and the home as quickly as possible. If nothing happens to a buyer emotionally the first time he views a home, he most often will never come back to it again unless the market offers such limited choices that he is forced to.
In our area today we have many homes sitting on the market for long periods of time usually because the price, condition, and location do not match. The seller must set his home apart from the others by using this "staging" method if he wants his home to be the home a buyer chooses among those he tours.
Your goal in staging your home is, of course, to sell it. Shoppers today are shopping for more than just a home; they are shopping for a lifestyle usually very different from the one they are now living. Your home is moving them up! There is a move-up home for everyone in every price range. Therefore, you must create an atmosphere in your home. To do this you must make your home:

Look successful, casual, tasteful, polite, friendly and reserved
- Don't make it too showy because it turns off most conservative buyers
- Emphasize the home´s best features
- Treat your home like a model home. Tour some model homes and open houses and see what the professionals do. Can you match it to a lesser degree with your budget? If you want to sell your home, you should try.
| Decide on the look you want to achieve with your home. It can be quite neutral because you want the buyer to be able to visualize himself and his family in your home. That means packing away most personal items such as photographs. Or you can be quite dramatic because your home´s style dictates that you appeal to a certain type of buyer. The safest route is somewhere between these two. Don´t allow your home to cause even the slightest stir over your wallhangings, artwork, posters, emblems, symbols, etc. We REALTORS® have seen lovely homes on the market for long periods of time because of unusual messages sent by the homes owner.
Staging a home can be a big deal for sellers and too large for them to handle. You can always hire a professional home stager to come in to make suggestions to help make your home more appealing at low cost. Today´s looks extend from international themes, urban, rustic, modern country, country French, contemporary, to Southwestern. Whichever you use, keep it simple, neat and attractive with lots of room for buyers´ imaginations to run free.
Start with the outside to get shoppers to want to see the inside. When I send buyers info on homes, the first thing they do is drive by to determine if they like the exterior. If the exterior of your home looks bad, your home will take a longer time to sell. People can be fooled by the exterior so you must get them to want to come in. Paint the front door and trim, replace broken glass on storm windows, plant shrubs and flowers, and add a new welcome mat.
