Making An Offer on Trumbull County Ohio Real Estate

| An offer must be in writing, so a buyer and his Trumbull County Ohio REALTOR® must get together to write the contract and sign all the other necessary important documents.
Important items to include in the contract are:

Buyer´s name and the specific address and parcel number of the property.
- Actual price
- Down payment
- Number of days for loan application unless the buyer is already pre-approved.
- Type of financing. The agent will discuss how long the mortgage lender will normally require to close the type of loan being sought which is also included in the contract.
- Buyers must decide if they are going to have a home inspection with the number of days needed for completion stated in the contract.
- Next buyers must decide if there are any contingencies to the purchase agreement, that is, any stipulations which must be completed or upheld in order to complete the purchase of the property. Must a home be sold? Must the buyers receive proceeds from the sale of their present home which is under contract? A contingency clause says buyers will buy a home if certain conditions are met. The buyer´s REALTOR® will look out for his welfare in writing the contract.
- Possession date after closing. In some states possession is immediate, but in our conservative area we often use anything from immediate to 30 or even 60 days depending on the circumstances of sellers and buyers.
- The contract must state what elements of the property are included with the sale. Such as hot tub, appliances, window treatments, water softener systems, etc. Normally everything attached is included except for appliances or special systems which sellers may wish to take with them to their new home.
- Sometimes sellers will state in the listing agreement that particular items are not included in the sale such as a family heirloom, maybe a chandelier, etc.
- Lastly the buyer will give the sellers a specific period of time in which to respond to his offer. In that way the offer is not extended for an indefinite period during which the seller can wait until a better offer comes along.
