So do yourself a favor: keep track of your spending habits for a few months and then decide how much you'd be truly comfortable spending on mortgage payments.
- Buying the wrong size house. Just because you're single or recently divorced now doesn't mean you won't meet someone next year. Where will that leave you, then, if you've just purchased a one-bedroom condominium?
- Buying in an unfamiliar or inappropriate neighborhood. Before you buy, spend some time in the neighborhood, driving up and down streets and noticing if people there are friendly and approachable, or if there are signs of gangs and criminal activity. Also notice if neighbors are in your age group.
- Buying a property that's difficult to re-sell. Walk through the house and note all its potential drawbacks. Is it too close to a major highway, with all the attendant traffic noise? Or too close to a freight rail line? Those are the things that will come back to haunt you, no matter how cute the house itself is when you try to sell it. So remember, always purchase a property with an eye to resell.
