Howland Ohio Real Estate Home Improvement Tips

Many times home owners contemplate for a long time making additions or changes to their Howland Ohio real estate.  They may need space to accommodate an aging parent or teenager.  A growing family may require more living space which can possibly be created through a basement recreation room, family room, or an addition. 

Some home owner´s may be thinking about these home improvements:

  1. The original kitchen no longer meets their needs and appears out-dated; therefore, topping their most-wanted list is a new or better kitchen.
  2. Coming in second is an elegant mega bath with all the whistles and bells. 
  3. Other preferences include friendly living rooms with a new fireplace.
  4. Master suites with their own private baths and sitting areas.
  5. Home offices or media rooms with the latest in electronics.
  6. Indoor-outdoor areas that are often referred to as Florida rooms. 
Some Howland Ohio real estate remodeling projects may pay off...others may not.  Keep these tips in mind when you´re thinking about a home remodeling project:  

  • Avoid making room additions or doing work that is out of character with the rest of the house.  Have you noticed traditionally styled older homes with new, block-like additions on the back?  Even if those additions mean the home now provides a family room and a second bath, they may not add anything to the home´s value if they don´t fit architecturally with the rest of the house. 
  • Beware of the enclosed front porch in our area.  Buyers today love the nostalgia of having an open-air front porch on which to sit, just as they did on grandma´s porch when they were children.  The bigger, the better!
  • Avoid too many partitions when remodeling the basement.  There is no better way to ruin a lovely basement than to chop it up into small cubicles with dark paneling.  As buyers and REALTORS® wind their way through these areas, they must grope the wall for lights to see their way through this maze. The more stops and turns they make, the more confining the area becomes and thus less appealing.
  • Settle on home remodeling projects that are typical for your neighborhood.  If most homes in your neighborhood have a single or double car garage, don´t plan on recouping your investment if you build a four-car garage.  Apply the same principle to work indoors and don´t over-improve thinking you will get your money back when you sell.  If you put so much money into your home that it´s the best on the street, you´re unlikely to recoup your entire investment.  Buyers will look at the comps on your street and they won´t pay more than a certain amount for any house on that street.
  • For the most part, stick with traditional fixtures and features for your home.  Today you may love sunburst ceramic tile in the bathroom or mauve carpeting throughout the house, but in a few years those features may look outdated to you or potential buyers.  Remember the orange kitchen countertops and red shag carpet?
To summarize, use common sense in your approach to remodeling your Howland Ohio real estate.  Remember, to keep in mind the resale of your home as you select projects.
